    CURRENTLY LOOKING FOR GENERAL LABOR CONSTRUCTION HELPERS, WILL TRAIN QUALIFIED SECTION THREE CANIDATE. MUST HAVE ALL PERSONAL PROTECTIVE EQUIPMENT (PPE)

  • Superintendent

    JOB TITLE: Superintendent REVISION DATE:  5/29/24 

    DEPARTMENT:  Operations     FLSA STATUS:  Exempt

    REPORTS TO:  Project Manager     SCHEDULE: $90,000 - $115,000 Yearly


    Job Summary:  Construction Superintendent coordinates all site activities and supervise trade personnel. Regardless of the level of direct supervision provided, it is normally the job of the construction superintendent to inspect the work performed by employees, contractors and sub-contractors as required to successfully complete the project on schedule and within budget. 


    Essential Functions: To perform this job successfully, individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or ability required.     • Superintendent will be involved in pre-construction estimates and budgets.

    • Monitor expenses to ensure that the project is meeting budget and if not, determine whether it is possible to make up the difference. Study weekly labor reports carefully to determine areas needing special attention, and initiate changes and procedures to bring costs back into budget.

    • Calculates the material and personnel costs. The Superintendent has the authority to hire and terminate all hourly paid personnel under his/her direct supervision.  All direct labor requirements and terminations have to be reviewed by the Operations Manager.

    • Develop detailing and special construction methods for job efficiency.

    • Track inventory of supplies and materials to guard against loss and to ensure that vital materials are ordered and delivered to meet schedule. Be sure that material received is properly inspected for quantity, and that the receiving tickets are attached to invoices.  Invoices are to be properly signed, coded and forwarded to accounting weekly for posting.

    • Maintain accurate and complete daily reports, Requests for information, Potential Change Orders, submittals and all job correspondence in the appropriate job folder.  All previously stated material must be copied weekly to the main office.

    • Plan equipment and small tool requirements before they are needed.  All requests for equipment and tools need to be sent to the Operations Manager and Yard Manager.  All safety equipment requests are to be sent to the company Safety Officer.  All equipment rentals are to be “shopped” with at least three companies for best price.

    • The superintendent will coordinate and supervise the activities of a variety of tradespeople, professionals and laborers.

    • Might work closely with the architect or engineer who designed the project or Project Managers on larger scale projects. 

    • Must prepare reports for clients and operations manager if needed.

    • In a situation of an injury the Superintendent needs to coordinate emergency first aid and medical assistance and prepare injury report.

    • Train all trade employees on emergency protocol and any safety hazards. Conduct daily safety meetings. Safety planning is to be included in all pre-job planning and considered foremost in the daily operations.  Hold weekly tailgate meetings and site inspections.  Return copies of both to the company Safety Officer. Report all accidents, first aid and near misses to the Safety Officer.

    • Participate in development and implementation of a pre-job plan.

    • Participate in project scheduling to the extent necessary to ensure concurrence with, and responsibility for the construction schedule.  Update weekly the 4 week “look ahead” schedule and distribute to subcontractors.

    • Coordinate and schedule weekly subcontractor meetings.

    • During mobilization, acquire all necessary utilities for temporary service, secure the site, and establish the field office with job files and postings.

    • Prepare and submit monthly site safety in report.

    • Properly turns finalized project to client with finalized cost. 


    Additional Responsibilities:

    • Represent Zumwalt Construction, Inc. at project meetings as required.

    • Other duties as assigned


    Education and/or Experience:

    • 4-year project supervisory experience.

    • Ability to read, comprehend and interpret: plans, general and technical specifications, contracts and subcontracts, laws, codes and ordinances, and to possess the ability to enforce their intent.

    • Able to effectively communicate Company and project goals to others.

    • Able to prepare basic written correspondence with minimal assistance from others.


    Qualifications:

    • Experience with commercial construction projects with a general contractor.

    • Public or private work experience.

    • Minimum of 5 plus years field experience. 

    • The ability to recognize and recover all costs associated with changes in the work.

    • The completion of projects within budget and on time.

    • Ability to maintain regular, punctual attendance consistent with the ADA, FMLA, and

    Other federal, state and local standards.

    • The ability to satisfy owners and architects.

    • The ability to work with field personnel and subcontractors.

    • Thoroughness and follow-up.

    • The ability to perform multiple tasks simultaneously.



    Preferred Qualifications:

    • Construction Management: 5 years

    • Superintendent: 8 years

    • OSHPD: 2 years

    Work Environment:  

    Occasionally exposed to fumes and loud to moderate noise levels. Sometimes exposed to very hot or very cold temperatures when working outdoors. Intermittent work on elevated platforms and roof top.

    RATE:   40.00 -55.00 Hourly

     


    Job Summary: Scheduler will have overall responsibility for developing and maintaining project schedules in support of projects and proposals with Zumwalt Construction Inc. The Scheduler will work with Owner, Project Managers, Engineers, and Contractors in developing, updating and publishing project schedules. 

    The Scheduler will be the subject matter expert on scheduling tools and methods. The Scheduler will maintain a high degree of external and internal customer service via clear and timely communication and reporting.

    Responsibilities:

    • Develop and maintain construction project schedules using Oracle Primavera P6 or Microsoft Project in support of projects and proposals.

    • Assure credibility of the information contained in the schedule and verify schedule integrity.

    • Ability to run schedule variance reports for the project team to analyze schedule risk and change

    • Implements and oversees the scheduling and cost control systems as needed for their assigned projects

    • Works with the Project Manager to develop project schedules consistent with the project work breakdown structure.

    • Ability to cost load and/or resource load schedules if required by the Project Manager or Client

    • Coordinate project management activities, resources, equipment and information

    • Break projects into feasible actions and set timeframes

    • Communicate with clients to identify and define requirements, scope and objectives 

    • Help prepare budgets

    • Analyze risks and opportunities

    • Monitor project progress and handle any issues that arise 

    • Act as the point of contact and communicate project status to all participants

    • Work with the Project Manager to eliminate blockers

    • Create and maintain comprehensive project documentation, plans and reports

    • All other duties as assigned


    Qualifications:

    • Three years of experience with construction projects.

    • Bachelor of Science in Civil Engineering or Construction Management 

    • Proficient in Primavera P6 or Microsoft Project software. 

    • Knowledge of cost controls and cost relationships within the schedule

    • Proactive recognition of contractual change conditions

    • Ability to organize and prioritize tasks.

    • Ability to adapt and work effectively with a diverse workforce.

    • Ability to maintain regular, punctual attendance consistent with the ADA, 

     FMLA, and other federal, state, and local standards.
